Is
Sunset Heights close to public transport and shops?
Yes - There is a stop for the Raglan-Hamilton bus service
nearby.
Is there a Community House for socialising and activities?
Yes there will be a community building for activities such
as cards, dining, indoor bowls etc...
Are all facilities, buildings and grounds already operational,
or are they yet to be built some time in the future?
There are currently 5 townhouses built with 2 available
now and another 5 sites for sale. The community centre is
yet to be completed.
Does the village provide full maintenance of homes, buildings,
grounds and facilities?
Maintenance of the home is the owners responsibility, but
a Body Corporate caters for the maintenance of common areas
and facilities.
Are
there any ongoing fees (Body Corporate)?
Yes - all owners must become members of the Body corporate
for which the monthly fee is currently $35. The Body corporate
is responsible for the insurance of the fabric of all buildings
on site, but not their contents. Maintenance of common areas,
access and services is also included.
What
about my independence?
You live as independently as you choose with the added
security of knowing that excellent support services are available
whenever you may need them.
Do/can
I have my own garden?
Yes - If you so wish
Are
Pets Allowed?
For the sake of other residents, pets are discouraged.
However, subject to management approval, small house-trained
animals or caged birds may be permitted.
Can
I have visitors and can they stay with me?
Yes. It is your home and visitors are always welcome. The
Community Centre is available for both residents and their
guests.
How
long can I be away from my home at the Village?
As you live in your own home, you come and go as you please.
Residents can go on their normal holidays, be it for a week
or six months, with much greater peace of mind regarding the
maintenance and security of their homes.
Are
There Any "hidden" Restrictions/Limitations?
Houses must be no more than one storey high above access
road level and must conform to the Architects "footprint",
although internal arrangements may be adjusted to the owners
needs. The only "limitations" are those brought about by the
normal considerations and courtesies which any community of
people require from one another.
Do
you pay for any maintenance in the Village?
Yes - through the Body Corporate Fee.
Who pays for the Village insurance?
The Body Corporate pays for the insurance of buildings,
access and services.
Who
pays the Rates?
The individual owners.
What
happens when I want to leave my Townhouse?
It is a similar process to selling a house.
Are
there any hidden costs?
Not to our knowledge.
